For Lenders
Introduction
We know how important deadlines are.
Communication is what makes a closing seamless, and this is our goal. We know how important meeting deadlines are for you and your clients, and we are committed to doing our best to make this happen.
As an attorney-directed title company, Meridian brings a level of legal oversight to every transaction that helps protect your institution from risk. A licensed Florida attorney reviews every file, every closing document, and every title commitment before it reaches your desk.
What You Should Know
We need as much information up front as you can give us in order to simplify your job. Please fill out a title order form that will provide us with the contact information that we need. If there will be any home warranties or separate commission agreements, please send them to us as early as possible in order to properly disclose.
TRID Compliance Support
Accurate Closing Disclosure preparation is essential to keeping your transactions on track. We prepare the CD with careful attention to fee accuracy, ensuring figures align with the Loan Estimate and meet TRID tolerance requirements. Our team coordinates the three-business-day delivery window so your closings proceed without delays caused by disclosure timing issues.
When changes arise after the initial CD is issued, we work closely with your processing team to determine whether a revised Closing Disclosure is required and manage the timeline accordingly. Our goal is to eliminate last-minute surprises that can push back a closing date.
Attorney-Directed Closings
Every closing at Meridian is directed by a licensed Florida attorney. This is not a courtesy review — it is how we operate on every file. The attorney examines title commitments, reviews closing documents for legal sufficiency, and ensures that lender instructions are followed precisely.
This level of oversight catches issues that a standard title agency may miss: unreleased liens, improperly executed documents, legal description discrepancies, and vesting problems. For lenders, this means fewer post-closing corrections, fewer rejected documents, and a cleaner loan file from the start.
Title Search Process
Our title search process includes a thorough examination of the public record, covering deeds, mortgages, liens, judgments, and easements affecting the property. When complex title issues arise — boundary disputes, breaks in the chain of title, or outstanding matters — our attorney reviews the situation directly and works toward resolution.
Title commitments are prepared with adherence to ALTA Best Practices, and we maintain clear communication with your underwriting team when exceptions require attention. You receive a commitment you can rely on, backed by a legal professional's review.
Post-Closing Services
Our responsibility does not end at the closing table. After funding, we handle document recording with the county, monitor recording confirmation, and ensure that all documents are returned to the appropriate parties. Final title insurance policies are issued and delivered following recording.
If post-closing issues arise — recording rejections, missing documents, or lien payoff discrepancies — our team addresses them promptly. We understand that a clean post-closing process is critical to your secondary market requirements and loan file integrity.
Communication and Updates
You will receive status updates throughout the transaction, from title search completion through clear-to-close notification. We respond to lender inquiries promptly and keep your processing team informed at every stage. When issues arise, we communicate them early — along with a plan for resolution — so your pipeline stays on schedule.
